How Long Does Roof Coating Last in the Nigerian Climate?

A properly applied roof coating system should give you somewhere in the region of ten to fifteen years before it needs refreshing. Poorly applied, the same product on the same roof can fail inside a single wet season. The product is rarely the difference. The preparation almost always is.

Preparation decides the lifespan

Coating bonds to the surface it is applied to. If that surface is dust, algae, or the chalky residue of old paint, the coating bonds to that — and everything lifts off together the first time the roof gets a good soaking and a hot afternoon. This is the single most common reason roof paint fails early.

A sound sequence looks like this: pressure clean back to a stable surface, treat rust, make repairs, apply a sealing primer suited to the material, then two full top coats. Skip any step and you have shortened the life of the job.

What Nigerian conditions do to a roof

• Sun. Sustained UV breaks down pigment and binder. It is why colour fades and why surfaces go chalky.
• Rain. Months of heavy, driving rain find every weakness in the film and every tired seal.
• Harmattan. Fine airborne dust settles into the surface and, on a roof that is already chalking, forms exactly the loose layer coating cannot grip.
• Humidity and shade. Damp, shaded slopes grow algae and mould, which hold moisture against the surface.
• Salt air. Near the lagoon and the coast, salt accelerates corrosion around fixings and cut edges.

How to get the most years out of it

• Rinse the roof down once or twice a year to clear dust, leaves and early algae.
• Inspect twice a year — before the rains and again after them. That timing catches problems while they are still small.
• Keep gutters and valleys clear so water leaves the roof instead of sitting on it.
• Cut back branches that shade and drip onto the roof.
• Touch up isolated damage early rather than waiting for a full recoat.

Signs it is time to recoat

Chalking that comes off on your hand, colour that has clearly gone flat, patches where the coating has thinned or lifted, and the return of algae staining are all telling you the film is at the end of its service. Recoating at that point is straightforward. Leaving it until bare metal is exposed means rust, and rust means more preparation and a bigger bill.
