How Much Does Roof Painting Cost in Nigeria? What Actually Drives the Price
There is no single price for painting a roof, and any company that gives you one over the phone without seeing the building is guessing. What there is, though, is a clear set of factors that decide where your quote lands. Understanding them puts you in a much stronger position.
1. The size and shape of the roof
Area is the starting point, but shape matters nearly as much. A simple two-slope roof is quick. A roof broken up by valleys, ridges, dormers, multiple levels and awkward junctions takes far longer to prepare and has to be cut in by hand in places a sprayer cannot safely reach.
2. Its current condition
This is the factor that surprises people most. Two identical roofs can differ enormously in price because one is simply dirty and the other needs rust treatment, a dozen replaced fixings, re-sealing around every flashing, and a leak traced and fixed. Preparation is most of the labour in a restoration.
3. What the roof is made of
Long-span aluminium, step-tile, stone-coated, corrugated sheets, older asbestos and concrete or flat roofs each need different preparation, different primers and sometimes different coating systems. A stone-coated roof with a granular surface does not behave like a smooth aluminium sheet.
4. Access and height
A bungalow you can reach with ladders is straightforward. A three-storey building, a steep pitch, or a roof hemmed in by other structures means more time, more equipment and more safety work before any coating is applied.
5. The coating system
Coatings vary in quality and in the number of coats. A sealing primer plus two coats of a good flexible membrane costs more up front than a single coat of ordinary paint — and lasts several times longer, which makes it far cheaper per year of service.
How to compare quotes honestly
Ask every contractor to write down these five things:
- Exactly what preparation is included — washing, rust treatment, repairs, re-sealing.
- How many coats, and what product.
- Whether flashings, ridges and hard-to-reach details are hand-finished.
- What is not included.
- What happens if a problem is found once they are on the roof.
Now the quotes are comparable. Nine times out of ten, a much cheaper price means the preparation has been quietly dropped. That roof will look excellent for a few months and start peeling once the rains come, and you will pay twice.
The cheapest roof job is the one you only do once
Judge cost over the life of the finish, not on the day. A properly prepared and coated roof that holds for a decade is far better value than a cheap respray you repeat every couple of years — and much better value than the replacement you were originally quoted.
