Roof restoration is a sequence, and the order is not negotiable. Every stage exists because the one after it will fail without it. Here is exactly what the work involves.
Step 1 — Inspection and quote
Someone gets onto the roof and walks it. We look at the condition of the sheets, the state of the fixings, the flashings and ridges, any rust, the drainage, and the underside where we can reach it. You get an itemised quote and an honest verdict — including telling you if the roof needs replacing rather than coating. This costs nothing.
Step 2 — Protecting the site
Before anything is sprayed, the surroundings are covered. Drop sheets go down, and skylights, solar panels, vents and neighbouring surfaces are masked off. Overspray is far easier to prevent than to remove.
Step 3 — Deep pressure clean
The roof is washed under pressure to strip years of dust, algae, mould, lichen and chalked-off old coating. This is the stage cheap jobs skip, and skipping it guarantees the new finish will peel. What we are after is a stable, sound surface for the coating to grip.
Step 4 — Repairs
With the roof clean, real faults become visible. Cracked or perforated sheets are replaced, loose or missing fixings are made good, lifted flashings are re-secured and failed sealant at ridges, valleys and penetrations is cut out and redone. Leaks are traced and fixed now — not covered up.
Step 5 — Rust treatment
Corroded areas are taken back to sound metal and given a rust-inhibiting primer. Bare cut edges and treated fixings get the same attention. Coating applied over untreated rust lifts from beneath within months.
Step 6 — Sealing primer
A primer suited to the roof material is applied across the surface. It seals the substrate, binds any remaining porosity and gives the top coats a consistent surface to bond to. Different roofs need different primers, which is part of what the inspection determines.
Step 7 — Two top coats
Two full coats of flexible roof membrane are applied in your chosen colour, with proper curing time between them. Two coats give the film the thickness it needs to stay waterproof and to survive the sun. One coat is a false economy.
Step 8 — Hand-finishing the details
Barge caps, flashings, ridges and anywhere a sprayer would risk overspray are cut in by hand. This is slow work and it is what separates a tidy roof from an obviously sprayed one.
Step 9 — Final inspection and clean-up
We walk the roof again, check coverage and every seal, remove all masking and protection, and clear the site. Then we walk you through what was done.
How long it takes
A typical home runs three to five days, driven mostly by roof size, how much repair work is needed and the weather — coating needs a dry surface and dry curing time, which is why the dry season is the best time to schedule. You stay in the house the whole time; all the work happens outside.
