Rust on a Metal Roof: Why It Starts and How to Stop It Spreading

Metal roofs dominate Nigerian buildings, and rust is what finishes most of them off. The good news is that rust is slow and visible. If you deal with it while it is still on the surface, the roof is very saveable.

Why it starts

Metal roofing is protected by its coating. Once that protective layer thins, wears or is broken, moisture reaches the metal and corrosion begins. In Nigeria several things speed that up at once: long months of rain, high humidity, intense UV wearing down the finish, and — along the coast and lagoon — salt in the air, which is aggressively corrosive.

Rust almost always appears first at the vulnerable points:

• Around screws and fixings, where the coating was pierced.
• At cut edges, which were never factory-coated.
• Along overlaps and seams where water sits.
• Anywhere debris traps moisture against the sheet.
• Where something scratched the surface during installation.

Surface rust vs rust that has won

Surface rust is orange staining and light pitting on otherwise solid metal. Press it: the sheet is still firm. This can be treated.

Advanced rust is flaking layers, deep pitting, metal that gives under pressure, and eventually holes. At that point the sheet has lost its strength and no amount of coating restores it — those sheets have to be replaced.

How rust is properly treated

Simply painting over rust does nothing. It keeps corroding underneath and pushes the new coating off from below. Correct treatment means:

1. Wash the roof and let it dry completely.
2. Mechanically remove loose rust and flaking material back to sound metal.
3. Replace any sheet that is perforated or structurally weak.
4. Apply an appropriate rust-inhibiting primer to every treated area and every bare edge.
5. Re-seal fixings and overlaps.
6. Apply full top coats so the whole roof carries a continuous protective film again.

Keeping it from coming back

Rinse the roof periodically so debris and salt do not sit on it. Clear gutters and valleys so water drains instead of pooling. Check fixings after storms. Repair scratches promptly rather than waiting. And recoat before the existing finish is completely spent — a maintained coating is the cheapest rust protection there is.
